What is FOIR?

FOIR (Fixed Obligations to Income Ratio) is the percentage of your monthly income that banks allow you to spend on all loan EMIs combined. Most banks set this at 40–50% for salaried individuals. If your income is ₹80,000 and the FOIR is 50%, your maximum total EMI burden is ₹40,000 — minus any existing EMIs.

Why do banks use FOIR?

FOIR ensures you have enough disposable income left after paying EMIs to cover living expenses. A lower FOIR is safer; lenders for higher-income borrowers sometimes allow up to 60%.

Is this the exact amount a bank will lend me?

No — this is an estimate using the standard FOIR formula. The actual amount depends on your credit score, job stability, existing liabilities, property value (for a home loan), and the lender's internal policies. Use this as a planning guide before approaching a bank.

What is the EMI affordability mode?
